There are more myths circulating about boilers than for any other mandatory inspection. Some people are certain that a gas boiler must undergo an annual "inspection" like a chimney. Others do not know that a solid fuel boiler has a specific statutory control. The truth is different for both types, and it is worth knowing, as this determines what your insurance company will require from you.
The ambiguity has a logical explanation: for solid fuel boilers, the law indeed uses the word "inspection" and specifies a deadline; for gas boilers, the law does not mention any nationwide inspection for households at all. Anyone searching only for the general term "boiler inspection" without distinguishing the fuel type may easily get the impression that one rule applies to all boiler types, in practice, this is not the case.
Solid fuel boiler: inspection once every three years
For solid fuel boilers with an output of 10 to 300 kW connected to a hot water heating system (i.e. Practically every wood, coal or pellet boiler that heats a house), Act No. 201/2012 Coll. On Air Protection imposes a clear obligation: inspection of the technical condition and operation of the boiler once every three years. The inspection may only be carried out by a professionally competent person. The inspection concerns the boiler's technical condition and its mode of operation, specifically whether it heats as intended, has functional controls, and does not pollute the air beyond permitted limits. It is therefore not the same as a chimney sweep inspection, although both obligations for solid fuels typically apply to the same property. The inspection report should be archived with other building inspection documents, as the air protection authority may request it during an on-site check.
Gas boiler: why there is no talk of an "inspection
There is no nationally mandated deadline for a "boiler inspection" for gas boilers in households. What is actually required follows the manufacturer's instructions, regular boiler servicing is usually a condition of the warranty and safe operation, but its interval and scope are determined by the manufacturer in the manual, not by law.
What is mandatory for gas boilers also applies to the inspection and cleaning of the flue gas path in accordance with Decree No. 34/2016 Coll. - once a year for gas fuels, regardless of whether you heat with a boiler or another gas appliance. The house owner always bears this obligation, even if the manufacturer's boiler service has been neglected. Put simply: if you are looking for a "mandatory inspection of a gas boiler", what the law actually requires is servicing according to the manufacturer plus an annual inspection of the flue system. There is no separate statutory "boiler inspection" for households using gas, unlike with solid fuels.
Regardless of the fuel type, it is worthwhile to keep records of every service and flue gas path inspection in one place. When selling a house or dealing with an insurance company after damage, this is the first thing they ask for, and without documentation, it is difficult to prove that the house was operated in accordance with regulations.
